Attention to detail is what separates a good listing from a great listing. Go above and beyond to wow your guests with amenities that make them feel comfortable. Below is a list of my favorite rental upgrades and amenities.
General essentials
- Anker wireless phone charger – We use two these chargers in every bedroom. They are especially helpful for foreign travelers with different power adapters.
- Anker Apple all-in-one charger – Appreciated by guests who travel with AirPods and an Apple Watch.
- IglooHome Lockbox 3 – This lock box is our go-to for an Airbnb integrated hardware option. Yo can also remotely generate passcodes with WIFI connectivity.
- Master Lock Key Box – The tried and true lockbox for a backup key. No dead batteries to worry about!
- Amazon 4K Fire Stick – Of all the streaming hardware, the Amazon 4K Firestick is the most guest-centric option for easy streaming.
- Acrylic sign stands – Great stands to display your welcome signs.
- Power strip with USB ports – Finally utilize that power outlet hiding behind your sofa with this low profile power strip.
- Wall outlet extender with USB ports – Outlets are essential for all of our gadgets. Make the most of your listing with this space saving adapter.
- Zinus 12″ memory foam mattress – You won’t find a better investment for your rental than a comfortable mattress. Zinus makes great value mattresses that your guests will love.
- An Awesome Book – The book that I display at all of our properties is The Essential Collection of Gray Malin. It has amazing visuals that wow guests when they are relaxing at our rentals.
Kitchen essentials
- Victorinox Fibrox Pro Chef’s Knife – Victorinox makes great value kitchen knives.
- Cangshan Premium Knife Set – Take your knife set to the next level with this Cangshan set for exception edge retention.
- Amazon Basics Enameled Cast Iron Dutch Oven – You don’t need high end Le Creuset to wow your guests. Amazon basics has the best value enameled cast iron cookware.
- Knork Silverware Set – Knork makes beautifully designed and balanced silverware. Who thought a fork could be so magical?
- Biodegradable Kitchen Sponge – This white cellulose and coconut fiber sponge is compostable and so you can help reduce waste in the kitchen.
- Mr. Coffee 12 Cup Coffee Maker – This is a budget machine and the single button operation makes it easy to use. You get what you pay for so don’t expect it to last for years.
- Technivorm Moccamaster – Handmade in the Netherlands, this is a premium coffee machine that will be sure to last a lifetime. It comes in tons of colors to match your kitchen aesthetic and wow your guests.
Bathroom essentials
- Makeup Remover Wash Cloth – These dark makeup towels are easy to clean and a godsend in saving your perfectly white bath towels.
- Rain Shower Head – A nice shower head doesn’t have to break the bank. I use these and our guest love them.
- Shower Head Extension Arm – Not all bathrooms have the space for a proper rain showered. This extender arm helps provide some extra height.
- Plush Bath Towels – Threadbare towels just don’t cut it. Invest in some towels to wow your guests. Costco also has similar towels at a great price point.
- Nightlight GFCI Outlet – A built in nightlight with a GFCI outlet for bathrooms and kitchens. Guests won’t be stumbling around in the dark!
Activity essentials
- YETI Rambler Can Cooler – Is your rental near a lake, an ocean, or just in a warm climate? Grab two of these can coolers to keep you guests’ drinks cold all day.
- JBL Bluetooth Speaker – This one could go either way. We like to provide them in our rentals where noise to neighbors isn’t a concern, but it may not be a good fit if sounds levels are an issue.
- Tommy Bahama Backpack Chairs – Guests love these Tommy Bahama chairs at our listings near the beach. You can often find them at Costco for a better price than Amazon.
- Eccosophy Microfiber Beach Towel – Save your bath towels from being punished at the beach. These microfiber towels dry super fast, pack down, and don’t hold sand or dirt.
Maintanence essentials
- The Drain Weasel – This thing is honestly the most useful preventative maintenance (PM) tool that we have. It quickly removes clogs in hard to reach places and is a property manager’s best friend.
- The Big Green Carpet Cleaner – It doesn’t beat a professional carpet cleaning company, but it costs the same to buy it outright. I’ve personally cleaned our carpets over one hundred times and this thing really works. Just be sure to use the right cleaning solution to avoid a soap and suds disaster.
- Folex Carpet Cleaner – Use this for spots or hard to clean areas. Grab a rag, spray the carpet, and let this cleaner do the work for you.
- Microfiber rags – For appliances and televisions. Don’t scratch your valuables with old cotton rags.
- Eco Sponges – If you provide a kitchen and sponges for your guests, make sure to use eco-friendly sponges for them to use.
Safety essentials
- First Alert Home1 Fire Extinguisher – A minor investment that could save you from a devastating loss, especially in listings where gas stoves are used for cooking.
- First Alert Smoke and Carbon Monoxide Detector – Likely a requirement in most regions, this alarm is an easy install.
- LED Emergency Lanterns – Be prepared when there’s a power outage. All of our rentals have emergency lanterns like these.
- First Aid Kit – Accidents happen and a little first aid kit goes a long way.
